How We Price Your Home

Pricing is not a guess dressed up with confidence. It is a defensible analysis of what comparable homes actually sold for, adjusted for how yours differs.

Why overpricing costs more than underpricing

An overpriced home burns its most valuable asset: the first two weeks on market, when the listing is shown to every active buyer and every agent with a matching client. Miss that window and you are marketing to a smaller, more sceptical audience — and homes that reduce after sitting typically sell for less than they would have if priced correctly from the start.

How comparables are actually selected

Genuine comparables are recent, close by, and similar in type, size and condition. Each is then adjusted for the differences — an extra bathroom, a finished basement, a newer roof, a better lot. The output is a range and a strategy, not a single number.

What the appraisal has to support

If your buyer is financing, an appraiser has to justify the price using the same comparable sales. A price the market will not support does not survive that stage, which is why we price against what appraisers will see.
