What the numbers say this month
Across all 290 single-family sales in this report, the median home sold for $716,000 — about 105.3% of asking, and 103.8% of the original asking price. The median time to an accepted offer was 7 days.
The spread is the story. Median sale prices run from $522,500 in Lawrence to $1,200,000 in Andover — more than double, inside one region. Anyone quoting you a single "Merrimack Valley" number is not telling you anything useful about your house.
Almost every town beat asking. Eleven of the twelve sold above list, led by North Andover at 107.7% and Tyngsborough at 106.9%. In a market moving this fast, correctly priced homes are not sitting.
Methuen is the exception, and it is instructive. It was the only town where the median sale landed below the original asking price — 96.6% of it — while still matching the final list price. Homes there got their asking price only after a reduction, and they took the longest to sell in the region (9 days to offer, 23 days on market). That is what overpricing looks like in the data: not a lower price achieved, but a slower, more expensive route to the same one.
Price per square foot does not track price. Dracut recorded $387.67 per square foot on a $567,500 median — a higher rate than Westford's $362.06 on a $1,025,000 median. Smaller homes routinely carry higher per-foot rates, which is why per-square-foot comparisons across towns mislead more often than they help.
